If you're intending to sell either an investment property or even your own house, you want to get the best price possible. Here are some ideas that may help you get better than expected returns.

1) Talk to your accountant. They can be a wealth of ideas especially if they're a good one. They should also be helping you with tax planning. It is better to talk to you accountant before rather than after you have sold. This may change which financial year you sell in.

2) If the house can be subdivided it may be worth getting shire approval first. This can take up to two months and if the property is all ready to go may attract an investor.

3) Ensure the property looks inviting. Sometimes basic cleanups and painting can make a huge difference to the value of your property.

4) Make sure the garden looks maintained Nobody wants to do heaps of gardening when they move house..

5) Clean the house professionally .Either do a professional job your self or hire a cleaner.

6) Make all light fittings, plumbing (i.e. toilet and showers) and cooking appliances work properly. .If they don't you will be liable to pick up the tab in the final inspection. This could delay settlement. If settlement is delayed more than 3 days you will more than likely pay penalties. These penalties are usually about 1% of the property price per day the settlement is delayed .It can become very costly.

7) Clear way clutter. Clutter makes the house look smaller and dysfunctional .If the house doesn't work for you why should it work for the new owner?

8) Clean carpets professionally. It doesn't cost much makes the house smell better and makes the carpets look better.

9) If you're having home opens whilst you still live in the house make sure the house is tidy. Also make sure that all your valuables are locked up safely .

10) If summer leave air conditioner on If winter leave heater on. This makes the house more inviting. If people are cold or hot they are not going to want to stay long.

11) If buyers want repeat visits they are very interested. Have the house looking the way it did the first time.

12) Keep pets away when showing the property. They can be annoying to potential buyers.

13) If an agent is selling your house it is probably better not to be there when they are doing the negotiating with potential buyers. Too many cooks spoils the broth. A good agent should be able to get you the best price. Your reasons for selling are none of the buyers concern. You don't want them to know.
